Question from Gilbert, Florida, USA:

Assuming that I have land already how long would it take to build a 3500 sq.ft. house in Jamaica. Also, would General contractor provide all the necessary materials, Labour, permits etc. then I would just pay him his price?

Hey Gilbert – great questions, and welcome to the exciting world of building in Jamaica! Since you already have the land, you're one step ahead of the game. Now let’s talk timeline and responsibilities.

How long would it take to build a 3,500 sq. ft. house in Jamaica?

Generally speaking, a house that size, assuming it’s a full single-family build with modern finishes, could take anywhere from 9 to 18 months to complete. That time frame includes planning approvals, permits, foundation work, and construction all the way to finishing touches. A lot depends on your contractor, financing, weather conditions (especially during the rainy season), and whether you’re building in phases or going full steam ahead.

If your design is fairly straightforward and you're building in an area with good access to materials and labor (like Kingston, Montego Bay, or Mandeville), it could lean closer to the 9–12 month range. But if you’re in a more remote area, or using imported materials or custom finishes, it could stretch longer.

Now, about the general contractor…

Yes, most reputable general contractors in Jamaica can offer you a “turnkey” package. That means they’ll manage almost everything, including sourcing materials, hiring workers, handling inspections, and ensuring the build follows your vision and meets regulations.

In this arrangement, you’d typically agree on a lump sum or staged payment plan based on project milestones. It’s super important that everything is in writing—what’s included in the price, timeline, and how unexpected changes (like material cost increases) will be handled.

Some folks still prefer more hands-on involvement—maybe letting the contractor handle the structure, and then doing things like tiling or painting themselves to save cost or add a personal touch. But it depends on your comfort level and whether you have someone trustworthy on the ground to monitor progress.

Hope this clears things up, Gilbert. Building in Jamaica can be a rewarding experience—just plan carefully, and don’t rush the process.
