Once the Christmas season is behind us and the new year begins, many Jamaicans make a beeline for the National Housing Trust (NHT) website to apply for their annual refund. As a matter of fact, I know a few persons who apply at 12:01 am each year. Sometimes January can feel like a year-long month, especially after all the holiday spending. So this refund certainly comes as a much-needed financial boost. If it’s your first time applying, here’s a simple guide to walk you through the process.

Each month, Jamaicans contribute 5% of their salaries to the NHT—employers pitch in 3%, and employees contribute 2%. These contributions are held for seven years and become eligible for refund in the eighth year. For example, in January 2025, you can claim your 2017 contributions.
If you have a mortgage with NHT (meaning you have a loan directly with NHT), the refund will be automatically applied to your mortgage account. However, if you're a public sector worker with mortgages through programs like the Joint Finance Mortgage Programme (JFMP) or Combined Mortgage Programme (CMP) need to apply separately.
