Where Can I Found Apartment Listing?

Apartment and house rentals in Jamaica

Question from Anita Renee, North Carolina:

I want to rent an apartment/house in Jamaica. Do you have any contact information where I can find apartment/house listings? I will be moving to Jamaica open to the East or West side of the Island.

Hi Anita — that’s a wonderful step, and welcome in advance to Jamaica! Renting a home here can be a smooth process if you know where to look and how to approach it. Since you’re open to both the East and West sides of the island, let me give you a full picture of how rentals work, where to find listings, and what you should keep in mind before signing anything.

Where to Find Rentals

There are several reliable websites and agencies that consistently list rentals across Jamaica. International platforms like Realtor.com and Properstar carry apartment and house listings for Kingston, Montego Bay, Ocho Rios, and smaller towns. Local sites such as GetKeez.com and PropertyAdsJa.com are very popular among Jamaicans and often include affordable options directly from landlords.

For trusted agencies, Keller Williams Jamaica and Graham Realty are well-established and have offices in Montego Bay, Ocho Rios, and Kingston. They usually handle both short and long-term rentals and can guide you through paperwork and verification.

East vs West — Where Might Suit You?

If you’re looking toward the East, areas like Kingston and St. Andrew offer more apartments, modern complexes, and access to business hubs. They are busier, with higher prices but closer to embassies, universities, and city life. If the West appeals more to you, Montego Bay and Negril give you a resort-town feel with easier access to beaches and a slightly more laid-back lifestyle. Westmoreland and Hanover also have quiet communities with homes for rent at lower costs.

What to Look Out For

Renting in Jamaica is similar to elsewhere, but with a few key things to check:
- Clarify whether the rent is quoted in USD or Jamaican dollars, since landlords often price differently for locals and expats.
- Ask if utilities (water, light, internet) are included, as those can be significant extra costs.
- If the property is furnished, confirm what exactly is included in the contract.
- Always try to view the property in person (or send a trusted contact) to confirm its condition and location before committing.

Typical Rental Costs

In Kingston, expect to pay between JMD $60,000–$120,000 per month (roughly USD $400–$800) for a one-bedroom apartment in a decent neighborhood. In Montego Bay, a similar unit might run from USD $500–$900. Luxury apartments and villas in gated communities can go much higher, depending on the area and amenities.

Practical Tip

If you’re moving permanently, it’s often best to start with a short-term rental for a few months. This gives you time to settle in, get familiar with neighborhoods, and then sign a longer lease once you know exactly where you want to live.

So yes, Anita, you have several options at your fingertips — both online and through agencies. I’d recommend starting with GetKeez and PropertyAdsJa for local listings, and reaching out to Keller Williams Jamaica if you’d prefer to go through an agency that handles everything from paperwork to move-in.

I hope this helps!
