Building advice for home construction in Jamaica
Natasha needed some advice on building construction in Jamaica, and so I reached out to my advisor on these matters.
Here (below) is her question followed by his response.
RESPONSE: by Wellesley
So I’m pretty young to this. I would like to build a 2 bedroom with bathroom kitchen and small living room space here in Jamaica.
Basically, I want this to be really small, just for me and my 2 kids, however I really wanna understand the expenses and the most important stuff to start the rooms and bathroom first.
I’m doing my own research and asking questions which seems costly. I’m also on a tight budget so what is your advice with purchasing materials?
I reached out, on your behalf, to Mr. McBean my advisor on building and construction. He provided me this response for you (below). You many respond or follow up via the comments below
Thank you for reaching out to us in search of information regarding the construction of your home.
Our rate for construction starts at JMD$9,500 per square foot (approx. $70 USD) and is determined by the range finishing requested by the client. These rates include material and labour.
Therefore if the average area of your proposed 2 bedroom dwelling is approximately 700 sq.ft. this will equate to JMD$6,650,000. 1/3 of this goes to labour while the rest is left for material.
This can be fully maximized but it depends on the approach of you the client which is proper timing, planning and management.
We offer full service project management. Do you already have a building plan? If not, we also design and do building plans at a rate of JMD $80/square foot (700 sq.ft = JD $56,000).
For more information, pictures of work done, and contact details, visit this page.
You may also subscribe to our mobile App @ https://brodmack.appv.biz/ to claim deals. You may just get the cost of your building plan slashed by 20%.
We also would be better able to estimate your projected costs with a building plan as well as to do a site visit.
Feel free to also call and speak directly with Mr. McBean (CEO) or send us a WhatsApp message anytime at 876-540-7771. We will respond at a most suitable time for you, the client.
